Zilele trecute am avut o noua experienta interesanta. O intalnire cu un potential client pentru a viziona un apartament de 3 camere si 80mp utili pe bd. Unirii. Pret 180.000e. Chiar din momentul 1 al intalniriii domnul respectiv ma informeaza ca "a venit sa il vada de curiozitate pentru ca la 300m de aici am vazut unul la 138000e, si tot cam de 80mp". Reactia mea. sincera, a fost instantanee: "daca exista asa cevade vanzare trebuie achizitionat imediat". A clatinat din cap un pic socat ca un agent ii spune sa cumpere altceva decat ce urma sa ii prezinte el..Dupa aceea incepem insa sa discutam pe marginea la ceea ce deja vazuse. Nu era multumitor... bucataria cam mica, camerele cu o forma ciudata... "Totusi 3 camere, Unirii, vedere stradala, la 138000e e o afacere " ii spun. Nu am de ce sa nu recunosc ceva ce suna bine... Intre timp intram in apartament. Domnul meu incepe sa se plimbe din ce in ce mai uimit... "Cum are doar 80mp utili? "
"80 utili+3,5mp balcon" ii raspund. "Are si doua grupuri sanitare?" ma intreaba uimit dupa ce iese din al doilea grup sanitar... "da. si doua debarale...si tot ce ii trebuie pentru un 3 camere decent". "Iar in bucataria aceasta pot manca linistit 6 persoane la masa".. "Da..cealalta e meschina" imi spune. Intre tip deja ma lamurisem cam ce vazuse domnul meu. Si i-am comunicat. "Va mira tot ce vedeti pe aici pentru ca aveti senzatia ca trebuia sa fie aproape identic cu celalalt, dar de fapt dumneavoastra acolo nu ati vazut un apartament de 3 camere. Ati vazut un apartament de 2 camere cosmetizat in 3 camere si (probabil) recadastrat"..Iar detaliul exponential care m-a facut sa inteleg acest lucru era dat de faptul ca celalalt imobil avea doar un singur grup sanitar si nu avusese niciodata doua grupuri sanitare (in ipoteza in care ar fi fost demolat sau transformat in dressing unul dintre ele....). Clientul meu imi povestise acest aspect si eu am cerut detaliile necesare. Plus ca de la "cam 80mp" la "80mp utili" chiar era o diferenta sensibila la toate incaperile. Plecand de la bucatarie (aproape dubla) si pana la dormitoare, totul era complet diferit. O sa ma aveti o intrebare, totusi: cum putea fi recadastrat ceva ? Iar raspunsul e simplu" cu o autorizatie de constructie pentru lucrarile respective se poate. Multi vad, putini cunosc. De luni de zile tot auzim si vedem (pe la TV) cum oameni de buna credinta sunt inselati. Nu era cazul aici, pe bd Unirii de inselaciune. pentru ca imobilul (cosmetizat sau nu) era ofertat la un pret onest (138k). Dar titulatura de "3 camere" nu era onesta pentru cvartalul Unirii, unde un apartament de 3 camere are o anumita suprafata si are neaparat 2 grupuri sanitare. Revenind insa la ideea de inselaciune nu am cum sa nu ma opresc un pic la toate grozaviile care ard pe la marginea orasului sau pe la situatiile horror in care se afla oameni care au platit apartamente in blocuri care nu exista. Pardon. fizic exista, dar nu exista autorizatia de constructie pentru bloc. Ceea ce inseamna ca mai devreme sau mai tarziu se va demola chestia aia. Bucurestiul va iintra (mai devreme sau mai tarziu) intr-o epoca in care lucrurile se vor intampla dupa cum se intampla in alte capitale europene. Ce e legal va sta in picioare, ce e ilegal va dispare. Si atunci.. sa vedeti lacrimi.
In acest torent, in care noroiul covarseste apa, pe care unii il numesc ECONOMIE, piata imobiliara este cea care intre 2004 - 2008 a asigurat o crestere economica reala in Romania. S-a construit, vandut si cumparat febril. Atat de febril ca unii s-au suparat si au inchis robinetul cu banutzi. Toti cei implicati in acest carusel au pierdut : constructori, banci, clienti, agenti, buget. De ce? Cum? Pana cand? Ce va fi? Incerc sa va raspund.

INVESTITIONS IN ROMANIA
ROMANIA - one of the members of European Union. number 7 in E.U. regarding the number of inhabitans. Over 19.00000 inhabitans and 99% declare themselves that are christians. In last 2 years Romania mark economic growth above 5%. Is number one in European Union. VAT is 5-19% according to the economic activity and the tax profit is 10%, One of the little numbers in Europe. Qualified labour force especially in IT and mechanical industry. In january 2019 will take the presidency of EU.
As you can see are some good reasons to invest in Romania. Beside those reasons already presents we can find another 20 good reasons to invest. I will present part of them.
- low price for land. Industrial land is possible to be buyed between 5-100e, according to position, acces to infrastructure andutilities. Agriculture land A class is around 4000e/hectare.
- medium salary is around 500e.
- big harbours : Constanta, Galati, Tulcea, Braila, Giurgiu
- low level of local taxes. VERY LOW. For residential properties the taxes are less than 1 E/sqm and for industrial/commercial properties the taxes are based on market value, but the percent is less than 2%. So if the property appraisal present a 500.000e value the maximmal local tax is around 2000e and the worth scenary is to pay 10.000E. In USA a mansion in the forest pay 5 times this money. In Germany a large flat.
- low taxes for getting building permits. The main tax is around 0,6% of the estimated value of the building. .
- low levels of car taxes.
- force labour especially after 40's is extremely determinated to make performance.
Is Romania the land of Opportunities? Yes, it is. No doubt about.
is Romania a perfect country. NO. Definetely not.
What's wrong in Romania?
1. the birocracy. Really killed a lot of time and make you very angry.
2. infrastructure, very rare highways (less than 1000km) . bad railway system
3. slow justice process. If you are engaged in a juridical trial you can spend 2-3 years in courts. Bad for business.
4. potentially young employs - low quality of knowledge and big salary expectations.
5. time to time local authorities are not very interested to help the investitors....
This is Romania with good and bad points.
In my opinion is a very good moment to invest in Romania. Especaillly because of the real estate prices, And because the new economic horizon which was opened by the 3 Seas Summit. Ehich I appreciated that is the best solutions for central-east region of Europe.
As you can see are some good reasons to invest in Romania. Beside those reasons already presents we can find another 20 good reasons to invest. I will present part of them.
